Jay Goldberg met John Peterson about 10 years ago and since the early 1990’s has invested money in “about 40 to 50 deals” with him. What makes investing with John more attractive to Jay than other investment opportunities? “He pays better and is reliable,” Jay says pointedly.

Jay has invested in properties in Virginia, Maryland and the District. “John is a professional and he comes across with mostly no-brainer deals,” he says.

Explains Jay: “John provides information on each deal including recent comparables, an explanation of renovation expenses, and an exit strategy on the project. He is very good at identifying properties throughout the D.C. metropolitan area and he consistently returns a solid rate of return. He has the ability to make sure the renovation is done in a timely manner and the capital is highly secured against the property. James Holder moved to Arizona in 2002, but it was when he lived in Bethesda, Maryland that he first was introduced to John Peterson and ProfitableProperty.

“We had been friends for about four years,” Jim says, “before I was an investor. I got involved with him about three years ago because John is a professional at what he does.”

Jim wanted to diversify his holdings by having a portion of his portfolio invested in real estate. “I don’t have the expertise, nor did I want to be part of a large REIT. I wanted to be a little hands-on and be able to see my money working through someone I knew.”

Jim, a sales executive with an insurance company, has invested several hundred thousand dollars in deals with John over the last three years.

Their first project was a renovation of some row houses in the North Capitol area of D.C. “The payout was extremely attractive for everyone involved and from time to time John has called me on some short-term deals where I’ve invested $50,000-$100,000 for 75 to 90 days. We’ll do quick deals, in-and-out, together. I also have money that continues to roll from one project to the next.”

“He is paying extremely attractive returns,” Jim notes. “I’ve had short-term money that on an annualized rate has earned in the 30%-40% range. And my long-term money is in the 13% range.”

“The way we structure these deals,” explains Jim, “I can get attractive returns, but also mitigate the down-side risk. My investment is relatively safe – it’s backed up by the deed of trust on the property that his company owns.”

Summing up, Jim comments, “John’s business model works for me in a way that causes me to have a great deal of comfort in investing a large sum of money.”
